Imagine it being cleared and you would see the space’s potential of being converted into an interesting nook.

If the unit is sufficient for you, ask the landlord for signed-off hard copy of the terms and conditions that you are about to agree to. Read the contract carefully and make sure to read the fine print. Do not treat the contract as a “just-for-formality” document. Remember that many tenants lost deposits and wasted cash because they overlooked clauses such as the exclusion of cleaning and maintenance fees from their rent. If the landlord does not offer a paper document of the contract or rushes you to sign one, better look for another apartment.
